QUALITY CONTROL
In Spain, all new-build homes include a legally mandated construction guarantee that offers peace of mind to new homeowners. It is structured in three time periods, each covering a different type of protection:
- 10 years - Structural defects affecting the stability and integrity of the building.
- 3 years - Construction-related issues that affect the apartment's habitability.
- 1 year - Finishes and visible imperfections, including aesthetic details.
The guarantee covers construction-related technical defects present at the time of delivery, including both structural components and installed systems.
Wear and tear, improper use, accidental damage, or insufficient maintenance are not covered. Issues such as cracked tiles or broken windows after occupation are considered standard wear, unrelated to construction quality.
- If the issue is related to the home automation (domotics) system, you may need to contact a specialist such as ID Domótica.
- If a fault code appears on the air conditioning control panel (e.g., Mitsubishi or Panasonic), contact the manufacturer directly. If the issue is covered under their warranty, they will arrange a repair.
- Tip: We recommend biannual servicing (ideally before summer and winter). Regular maintenance is essential and may be a condition of the manufacturer's warranty.
Here's what to do if you experience a leak:
- Shut off the water supply to avoid further damage.
-
Identify the source:
- If the leak appears to come from another property (e.g. above), the neighbour or community administrator should be notified.
- Contact your home insurance provider, who will send a technician (loss adjuster) to determine the cause and assess the damage.
- If the leak is suspected to be construction-related, this must be stated in the technical report—whether issued by your insurer, the community, or your neighbour's provider. Once submitted, the report will be forwarded to the construction company for assessment and, where applicable, repair.
The guarantee becomes effective once construction is formally completed and the developer officially accepts the building. At that stage, the Quality Control team performs detailed inspections, and property visits may be arranged. Independent inspections can also be carried out. Most minor defects tend to be detected within the first weeks after moving in.
If a defect compromises habitability, handover will be delayed until resolved. Non-essential issues will be addressed through scheduled post-handover repairs.
If the issue relates to a specific appliance, installation, service or utility such as household appliances, home automation, lifts, water or electricity, please contact the relevant provider or technical support service directly.

The matter should be reported to the community administrator, who will assess the situation and, if necessary, include it in the community maintenance or snagging plan.
A standard post-construction clean is carried out to remove general dust and debris. For a spotless move-in experience, professional deep cleaning is strongly recommended before occupation.
The Quality Control Department manages any incidents relating to material damage caused by construction defects, as outlined in the Home Warranty Manual
For issues affecting communal areas, the community administration should be contacted.
